MLOS Lead Time Rules

Overview


The rolling Minimum Stay by Lead Time allows you to automatically reduce the minimum length of stay (MLOS) as arrival dates get closer. This helps fill last-minute gaps and increase occupancy without requiring manual updates to your calendar.

Once configured, Uplisting recalculates the minimum stay requirement for each date every night and automatically syncs the updated values to your connected booking channels.


How to set it up


You can configure this feature under: Listing → Availability → Minimum Stay. Click on Add rule to create a rule. For each rule, set how many days before arrival it applies and the minimum nights required and save the rule. When an unbooked date falls within a rule's threshold, its minimum stay is updated. Rules apply at 12.00am each night. You also have the option to edit an existing rule as well as cancel changes, create multiple rules and delete the rule.


How It Works


You can create lead-time rules that automatically reduce the minimum stay requirement as a date approaches.

Example

Arrival Date Within

Minimum Stay

15 days

5 nights

10 days

3 nights

5 days

1 night


Using this setup:

  • Dates more than 15 days away use the property's default minimum stay.
  • Dates within 15 days require a minimum stay of 5 nights.
  • Dates within 10 days require a minimum stay of 3 nights.
  • Dates within 5 days require a minimum stay of 1 night.

When multiple rules apply, the shortest lead-time window takes priority. For example, a date that is exactly 5 days away will use the 1-night minimum stay rule.


Rule Priority


When determining the minimum stay for a date, Uplisting applies the following hierarchy:


1. Manual (Spot) Minimum Stay

A manually configured minimum stay always takes priority. If you manually set a minimum stay on a specific date, automated rules will never overwrite it.


2. Lead-Time Rules

Lead-time rules are evaluated next. When multiple lead-time rules overlap, the rule with the shortest lead-time window takes precedence.

Example:

  • Within 15 days = 5 nights
  • Within 10 days = 3 nights
  • Within 5 days = 1 night

A date 4 days away will use the 1-night rule. Lead-time rules are recalculated automatically every night at 12:00 AM in the property's timezone.


3. Gap-Night Minimum Stay

If a date falls within a gap between bookings, the gap-night minimum stay will apply. Lead-time rules can only reduce the gap-night minimum stay further. They will never increase it beyond what the available gap can accommodate.


4. Base Minimum Stay

If no manual settings, lead-time rules, or gap-night rules apply, the property's default minimum stay will be used.


Automatic Updates


Once tenabled:


  • Minimum stay values are recalculated nightly.
  • Updates are based on the property's timezone.
  • New minimum stay values are automatically pushed to supported booking channels.
  • No manual intervention is required after the rules are configured.

Notes

  • Manual minimum stay settings always override automated rules.
  • Lead-time calculations are inclusive. For example, a date exactly 5 days away is considered "within 5 days."
  • Changes are recalculated once per day at midnight in the property's timezone.
